Asphalt repair performed at an earlier time will help prevent more extensive costs at a later time. However asphalt patching and pothole repair is only part of the asphalt maintenance process. Asphalt pavements should be seal coated with an asphalt pavement sealer. This is a vital part of the asphalt maintenance process. Asphalt seal coating helps to protect the asphalt pavements from the damaging effects of oxidation from the sun, moisture damage from rain and also petroleum products leaked from vehicles. Asphalt seal coating adds longevity to the life of the asphalt pavement and asphalt seal coating also enhances the appearance of the asphalt pavement.
Maintenance of asphalt pavement surfaces helps protect pavement and your investment, adds longevity to the life of the asphalt pavement, helps with preventing costly repairs. When asphalt pavement surfaces are not maintained properly it is visually noticeable that the black color of the asphalt has became lightish gray which is caused by the oxidation process due to the elements of the weather and environment. The sun dries out the natural oils, tar and bitumen that are necessary and required for the strength, flexibility and vitality of the asphalt pavement surface. After the asphalt pavement surface is oxidized, then erosion of the surface begins to promote cracks on the surface and become more extensive and severe if no maintenance is performed. Water seeping through the cracked areas will will soften and weaken the subgrade below the asphalt and is a primary factor of asphalt failure. Immediate attention is required or deterioration will grow more severe, cracks will continue to appear and deepen, then potholes will appear. The deteriorated surface will developed uneven and sunken areas. When the subgrade has deteriorated to this degree the expenses of repair are considerably more costly.
